BKIA PERMITS UPDATE

BUDGET UPDATE FROM ANNUAL MEETING

The actual spending for 2003 came out about as planned per the revised budget of the newly elected board (Click here to download BKIA 2004 Budget). The highlights and specific areas are discussed below:

1. Revenues
Revenue for 2004 is budgeted about $17,000 less than 2003 as we reduced the new member dues to $200 and stopped collecting from existing members of BKIA. Transfer fee revenue has been reduced with the expected slow down in house sales with the pending increase in interest rates.
 
2. Expenses
Expenses for 2004 are budgeted about $68,000 less than 2003 as lawsuit expenses are not budgeted in 2004. Specific areas are discussed below:
 
  a. Security has been reduced by $15,000 consistent with the reduced security hours that have been in effect since June 03

b. All direct salaries have been eliminated

c. Insurance expense has been raised about $1000 as we have been underinsured on the front wall and had no flood insurance on the guardhouse.

d. Accounting fees have been reduced to out of pocket expenses as we are using CPA's on the key to do the reviews.

e. Newsletter expenses have been reduced do to increased efficiency in preparation.

f. A new budget item has been added to cover the new directories which will be issued in 2004.

g. A special projects fund has been set up to cover contingencies such as rodent traps, unusual legal expenses, addition funds for the front gate project, and to build up our reserve cash which was eliminated by spending above revenues from 2001 thru 2003.

With the 2004 budget we should increase our reserves to levels needed for this type of organization and meet our other financial needs.

Bait Stations Now Available

In working to assist in the extermination of rodents on the Key, the BKIA Board of Directors has allocated the funds and purchased bait stations for the community.  The Board believes, with the cooperation and participation of neighbors, the current rodent infestation will be eliminated. 
Please note:  as the bait stations were purchased with BKIA funds, only those Bird Key members who have paid their dues may obtain them from the Bird Key Office. 

Procedures

  1. BKIA members, or their agents, may obtain 1 bait station for each Bird Key property owned, from Sheila at the Bird Key Office.  Office hours are Monday through Friday, 10:30 – 12:00 noon and 1:30 – 3:00.
  2. There are two sizes of bait stations:
    1. Small for protected yards (fenced or otherwise protected from use by domestic animals); and
    2. Large for unprotected yards.
    3. Please let Sheila know which size you need.
  3. You will be asked to sign for the station and, since they were purchased with members’ dues, Sheila must confirm that your account is up to date before issuing the bait and station.

v    Directions for Bait Stations

o       Sheila will provide bait and written instructions for the first round of baiting.

o       It is necessary to check the stations frequently and re-bait as required.

v    Placement

o       Place under fruit trees, near canals or under heavy vegetation.

o       Small sized stations must be secured from the wind.

v    Safety

o       Wash hands thoroughly after handling bait or bait station.  It is advisable to wear gloves.

v     Dead Rodent Disposal

o       Do not touch dead rodents!  Use shovel and a plastic bag to remove dead rodents.  Place dead rodents in a plastic bag and tie the bag tightly.  Dispose of in trash can.

o       Please do not call Sheila for dead rodent disposal!  She is not permitted to perform this task.

NEWS FROM THE BIRD KEY YACHT CLUB

The Bird Key Yacht Club recently established a new membership category, aimed at attracting younger members to the Club.  This new Intermediate Membership category, for prospective members under the age of forty-five, will follow the same procedures and provide the same benefits as those available for the Regular Membership category. The only difference for this new Intermediate Membership is the Initiation Fee, which can be paid out in installments over a period of years.

No Sidewalk on Bird Key Drive

After receiving more information from the City regarding the placement of a sidewalk along Bird Key Drive, the Board of Directors has concluded that such a project is not feasible.  Water lines, gas lines and power lines, in addition to major landscaping, mailboxes and streetlights, are located in the right-of-way on both sides of the street.  In order to install a legal sidewalk, it would be necessary to place it at the rear of the right-of-way, thus encroaching significantly upon homeowners’ front lawns.  Most importantly, 100% of the homeowners along Bird Key Drive would need to approve of the sidewalk.  The Board has already received vehement opposition to the sidewalk from some of these neighbors. Therefore, the Board is no longer considering installing a sidewalk along Bird Key Drive
